Background
NeighborWorks Northeast Nebraska was founded in 1995 due to the pressing community need for affordable workforce housing. In the early 1990's, a major Norfolk employer was making plans to start a second shift that would result in 500 new jobs. The Housing Council of the Norfolk Area Chamber of Commerce directed a group of leaders from the City of Norfolk, Norfolk Housing Authority, Northeast Nebraska Economic Development District and Chamber of Commerce to put together a plan to meet the housing needs of this growing workforce. The Elkhorn Valley Community Development Corporation was formed to take the lead in affordable housing development. In October 2005, the organization became a Chartered Member of the NeighborWorks Network and in June 2006 celebrated a successful NeighborWorks dba process changing the organization name to NeighborWorks Northeast Nebraska (NWNEN). The priority of NWNEN is to realize our mission statement by building new homes that are affordable and an asset to our communities. In addition, NWNEN renovates existing homes which increases and improves the local housing supply. NWNEN enables individuals and families to realize the American Dream of homeownership by providing financial assistance to help reduce closing costs and mortgage payments. Further, NWNEN provides education to these homebuyers prior to their home purchase so they are better prepared for the responsibilities of homeownership. In October 2006, NeighborWorks Northeast Nebraska hosted a 300 Home Gala celebrating the milestone of the development of 300 single-family homes. The overall economic impact to the area is in excess of $50 million. NWNEN has also provided homebuyer education in English and Spanish to over 1,100 prospective homebuyers.

  • Rehabilitated or repaired 29 rental or owner occupied units (1-4 units).
  • Assisted 73 families in purchasing a home through homeownership counseling, downpayment, closing cost or financing assistance.
  • Owned or managed 84 rental units.
  • Invested $378,580 in the community through Elkhorn Valley Community Development Corp.'s revolving loan fund, which leveraged $5,989,140 from conventional lenders and other sources.
  • Total direct investment in the community is $6,367,720.

This site will be the development of 43 homes as part of the New Neighborhoods Initiative. NeighborWorks Northeast Nebraska was chosen as the overall developer of Bradshaw Place.
