In 2004, 184 clients accessed Mortgage Default and Reverse Mortgage Counseling at N2N. Mortgage Default Counseling is offered for families facing foreclosure and a small revolving loan fund is available for emergency loans to prevent foreclosure. Reverse Mortgage Counseling is provided for older adults (62+) who are considering accessing cash from the equity accumulated in their homes. |

In 2004, N2N’s Home Buyer Education program taught 316 households how to purchase their first home, including credit management and repair, loan and insurance information and asset management. Classes helped facilitate over $15 Million in home sales in Larimer County with over $1.1 Million from local down payment assistance programs. |

In 2004, N2N’s Rental Counseling program provided 2,128 households with assistance in locating or retaining affordable housing through compassionate, empowering assistance in a one-on-one meeting with one of N2N's HUD-Certified housing counselors. |

N2N embraces a county-wide collaborative effort to prevent families from becoming homeless. In 2004, N2N distributed over $130,000 to 469 households, and partnered with the faith community to allocate an additional $135,000 to 583 families, allowing them to maintain their housing through an unforeseen financial crisis. |

N2N helped 7 families work from homelessness into permanent housing with its Transitional Housing program in 2004. Case management services assist families in accessing job training, education, child care, mental health treatment, substance abuse counseling and credit/debt assistance. |

N2N increased its inventory of affordable multi-family housing units in 2004 with the purchase of an 8-plex in Fort Collins, bringing the total to 159 units on 14 scattered sites in Fort Collins and Loveland. Special populations are served in many units, including seniors and people living with disabilities or HIV/AIDS. |

In 2008, Neighbor to Neighbor programs supported the following successes: 267 first time home buyers were educated on the home buying process; 197 households facing foreclosure received free counseling and advocacy, with a 90% success rate of avoiding foreclosure; Over 1,000 households were prevented from becoming homeless through the distribution of emergency rent assistance funds raised through government grants and partnerships with other non-profits and local faith communities; 290 households received free, confidential counseling to identify affordable housing options that fit their budget and address barriers to self-sufficiency; and Over 150 households benefited from safe, decent affordable and Section 8 housing.
