South County Housing (SCH) is one of the leading non-profit developers of affordable housing in California’s Silicon Valley and Monterey Bay Regions. Founded in 1979, SCH has developed nearly 2,500 units of affordable housing with more than 1,000 units in a multi-year development pipeline comprising a wide variety of development types. From multifamily apartment developments, to special needs housing facilities, to entire neighborhoods targeting low- and moderate-income families, SCH’s development history reflects a sincere commitment to both addressing community needs and creating economically integrated and viable communities. By investing in critical neighborhood services, SCH also demonstrates its strong commitment to giving low-income families the tools and opportunities to improve their lives and their communitities.

    7/16/2008 South County Housing along with affiliates South County Community Builders and South County Property Management are going Green! Currently, the organization is determining the strategy and framework for green implementation. As a member of Build It Green, the goal is to have all future developments Green Point Rated. In January 2007, South County Housing developed a Green Multi-family and Single Family Building Design Standards. The Green Standards have been distributed to consultants whom work with the organization. However, we needed to create a plan that will not only ensure green features are being incorporated but to also measure successful green development. South County Housing has established a Green Team which includes representatives from our various housing development functions such as Construction, Single family development, Multi-family development and Property Management. The Green Team has created a Green/Yellow/Red system for both Single family and Multi-family developments based on the Green Point Rated checklist. Green – baseline item to be done for all projects Yellow – proceed with caution, talk to GC, confirm cost & $ available Red – stop this could be dangerous, needs cost benefit analysis This will provide a baseline measure for all developments, allow us to track new green features (success and failures) and factor in the cost of items. Participating in Build-It Green’s Green Point Rating system will also provide additional marketing opportunities and another way to communicate our green building efforts to the communities we serve. The checklist will be distributed to all project managers, architects and GC’s. To ensure all developments are in compliance, a Green Point Rater consultant will track the green features from the conceptual to construction phase. There is a cost of going green and SCH/SCCB is very conscientious of the fine balance of creating affordable housing and green development. Although, we have made a commitment to going green the overarching goal is housing affordability. Independent funding sources for green development will help with a number of items including but not limited to: 1. Offsetting the cost of hiring a green point rater and GPR Certifications (approx. $125 per unit) 2. Increasing the number of “yellow” and “red” items we can implement in a development. 3. Increasing our collective purchasing power of green products and working with subcontractors on green product
