Background
Neighborhood Housing Services of South Florida, Inc. has been a NeighborWorks® network member since 1978. The service area includes Miami-Dade and Broward Counties. About 95% of our program users are minorities. Neighborhood Housing Services of South Florida, Inc. became a licensed lender in the state of Florida in 2002 and in November 2004, a NeighborWorks® HomeOwnership Center. We are a Community Development Financial Institution (CDFI) and a Community Housing Development Organization (CHDO). Neighborhood Housing Services of South Florida, Inc. does homeownership training, counseling, and lending; builds housing for homeownership; and provides neighborhood revitalization services in Brownsville, a Miami-Dade County neighborhood of 15,000. In 2006, NHS formed Neighborhood Housing Development LLC, building and selling homes throughout South Florida. In early 2008, NHS also launched foreclosure prevention services, launching services based on triage and clinics. In addition to layering financing from local lenders and local government, Neighborhood Housing Services of South Florida, Inc. funds our own second mortgages, essential in a high-housing cost market like South Florida.

Accordingly, we are committed to the following outcomes: 1. Residents who are educated homebuyers and homeowners. 2. Residents who have adequate financial opportunities for buying and maintaining their homes. 3. Housing that is safe, decent, and financially sustainable. 4. Revitalized neighborhoods where residents choose to invest time, money, and energy.

    1/3/2007 Staff capacity icreased language service delivery, to include French along with English, Spanish, and Creole. A comprehensive and progressive housing development was birthed in 2006. NHS and ADANAC merged forces to create NHS Housing Development LLC. To date, four houses in West Little River have been completed and sold to first-time homeowners. Eight houses in Homestead, one house in Brownsville, and 27 homes in DuPuis Pointe will be built. In 2007 NHS: Helped 216 families purchase homes worth $39,808,311 Conducted homebuyer orientation in 3 languages for 1,076 families Counseled 870 families Provided 775 families with homebuyer education Facilitated $9,751,940 in loans Issued $456,210 in second mortgage loans
    7/15/2008 New activities included: Expansion into Broward County - Present services and activities include involvement in local community development and housing efforts. Foreclosure Prevention – NHSSF significantly increased its capacity in foreclosure intervention services. A virtually non-existent line of business in FY2007 became a primary focus during FY2008. Foreclosure activities were incorporated in NHSSF’s Home Ownership Preservation line of business. New Name for the Organization – NHSSF officially incorporated the name Neighborhood Housing Services of South Florida (NHSSF). Real Estate Brokerage Activities – NHSSF created Homeownership Realty LLC in FY2008, a Florida-licensed real estate brokerage. Real Estate Development – NHSSF Housing Development LLC has 73 units currently in the production pipeline. New Office Space – NHSSF located and purchased an office site that was affordably priced and centrally located on NW 12th Avenue in Miami. Direct NHSSF Investment in FY2008 – Through homeownership production and housing development, NHSSF invested $37,431,501 in Miami-Dade and Broward Counties during FY2008.
