Background
Founded in 1977 with the belief that a strong partnership of neighborhood residents (including youth), local government, lending institutions, small businesses and large corporations could rebuild and restore older and declining neighborhoods in Salt Lake City.

Neighbor Works Salt Lake builds on the strengths of neighborhoods, creating opportunities through housing, resident leadership, youth and economic development. We work in partnership with our residents, government and business to build and sustain neighborhoods of choice. Activities includes rehabilitation, repair, hazard abatement, and energy conservation, as well as loans and grants to homeowners to finance these kinds of improvements.     6/30/2005 Home Ownership Promotion Services Budget $157,000 Services: Activities promoting home ownership including Home Buyers Education, Financial Fitness, pre.& post-counseling, financial assistance (both loans and grants), and the marketing and sale of newly developed properties. SL NHS is a Community Development Financial Institution, certified NeighborWorks Full-Cycle lender and HUD approved counselor.     6/30/2005 Community-Based Economic Development Budget $24,000 Services: - Activities that improve economic conditions in a community. A wide range of activities can further this aim including directly creating a business, providing technical or financial assistance to business owners who are ready to start or expand a business or create new jobs, offering employment training and improving commercial properties or taking other steps to improve the environment for local businesses. OUTCOMES Consulted with 17 Spanish speaking small businesses to develop business & marketing plans Citifront retail created 27 new jobs for the neighborhood 4 sets of 36 banner events displayed along North Temple corridor
    6/30/2005 Community Building and Organizing Budget $359,000 Services: Community organizing and other activities that help residents and other community stakeholders come together to develop and provide leadership to build a stronger community. A wide range of activities can further this aim including development of neighborhood groups/associations; leadership skill development training courses; youth activity and training groups; community fairs, and other opportunities to encourage a renewed energy, expertise, and focus in the community . OUTCOMES: 50 Volunteers engaged in community organizing activities such as traffic calming, voter registration 56 graduates from Westside Leadership Institute 400 new volunteers engaged in special event activities 2 town meetings with community leaders 12 YouthWorks graduates 8 community events to promote NHS activities and resident participation
    6/30/2005 Asset and Property Management Budget $231,000 Services -Asset management includes the long-term responsibilities of ownership of real estate including such activities as deciding on the type of portfolio to be developed, market positioning of the portfolio properties, refinancing, capital improvements. and selection and oversight of property manager. Asset management responsibilities come with any property owned outright by SL NHS. a subsidiary. or a general partner interest held by the SL NHS or its subsidiary. Property management includes the day-to-day operating responsibility for managing real estate that we own directly or properties owned by other entities. SL NHS is often responsible for this function on properties that we own directly and may hold contracts to perform property management on properties owned by other entities.     6/30/2005 Real Estate Development Budget $110,000 Services - All the activities involved in developing real estate regardless of whether the project is residential, commercial, rental, or for-sale. Development activities might include conceptualizing project, selecting and acquiring sites, managing design, assembling pre-development, construction and permanent financings, obtaining approvals, and overseeing construction and lease-up. There may be overlaps between this line of business and others depending on the nature of the project being developed.
