Background
Founded in 1976 in response to the continuing decline of Ithaca's downtown neighborhoods, Ithaca NHS is a partnership between neighborhood residents, businesses and local government. Ithaca NHS has developed a comprehensive approach to housing and neighborhood issues that stresses the improvement of deteriorated housing; the development of affordable rental housing; and the creation of new opportunities for people to become homeowners. Over the past 33 years, Ithaca NHS has achieved measurable success in improving housing and neighborhood conditions and creating new investment in Ithaca.

Mission
Ithaca NHS's mission is to revitalize Ithaca's neighborhoods, encouraging stability and diversity, and to assist people with low or moderate income to obtain quality affordable housing.

  • Provided 98 families with pre- and post- purchase housing counseling.
  • Rehabilitated or repaired 54 rental or owner occupied units (1-4 units).
  • Assisted 24 families in purchasing a home through homeownership counseling, downpayment, closing cost or financing assistance.
  • Owned or managed 240 rental units.
  • Invested $1,006,817 in the community through Ithaca Neighborhood Housing Services, Inc.'s revolving loan fund, which leveraged $12,940,227 from conventional lenders and other sources.

    Date Additional Accomplishment
    1/17/2001 Developed a locally-funded program to acquire and renovate deteriorated rental properties and sell them to new homebuyers. Ithaca NHS is partnering with the City of Ithaca on this $5 million program.
    1/17/2001 Due to a very tight housing market in Ithaca, the supply of homes available to purchase is extremely low. Ithaca NHS responded with the development of an infill new construction program. Five new houses are under construction or in development. Plans are also underway for the development of larger scale new construction projects that will serve both homeowners and renters.
    1/17/2001 Ithaca NHS became the first CDC in New York certified as a lender under NYSERDA's Energy Smart loan program. This program provides loans and technical assistance to help homeowners install energy conservation members. Within six months, Ithaca NHS became the most active Energy Smart lender in Tompkins County.
    8/5/2008 In 2007, Ithaca NHS completed the first LEED Gold certified affordable house in New York State. This house was sold to a first time homebuyer under conditions that will guarantee that it remains permanently affordable. This is the first of ten such projects.
